Note *
If you are a non-resident you may need to apply to the 'Foreign Investment Review Board' (FIRB) before purchasing property in Australia. There are requirements that need to be met and you will need to note this as a condition on your purchase contract stating that you are pending FIRB approval. We look at each applicant on their own merit as it depends on individual circumstances and cannot stress enough for each applicant to seek independent legal advice. We will advice you if you need to apply. We can arrange the application to FIRB via our Conveyancing Lawyers to make your journey easier.
If you are an Australian citizen/permanent resident you will not have any restrictions in purchasing Property in Australia or need to apply for FIRB approval, but will be required to meet the servicing criteria of the chosen lender.
Note **
If you will not be employed in Australia you will not be able to apply for finance. You may be restricted for a period of twelve months or two years if you become self-employed. If you are currently employed it would be beneficial to remain employed while applying for finance. It may take twelve months to finalise your migration to Australia. We can arrange your finance purchase now for Investment purpose and seek independent rental appraisals to determine the maximum rental income for your property to assist in servicing your loan and meeting your monthly repayments should you be successful with your application. When you gain employment and in a position to meet your repayments you will have the option to move into your property.

If probation is a condition of your employment, usually three months, lenders will not consider an application for finance unless you have completed your probation period and become a permanent employee.

If you have been in your employment for less than six months, you need to prove your previous two years employment preferably in the same industry. If you have been employed six months but less than twelve months, you need to prove that you have been employed for the previous twelve months preferably in the same industry.
It is important that you seek independent legal advice before signing any contracts for property purchase or finance.
